BOULDER, Colo.—Property development firm Landmark Properties is developing a 15-acre site adjacent to the University of Colorado Boulder campus, which will soon be the home to The Standard at Boulder, a 936-bed student housing complex that also entails a six-acre “green space.â€Â  The developer’s own Landmark Construction arm will build the housing building, located at 1345 28th Street, from a design by the Denver-based architect Shears Adkins Rockmore—also known as SAR+.

Prior to constructing the 447,000-square-foot residential building, Landmark will first demolish the Harvest House Hotel, which exists on the same site.  When completed, The Standard will feature 303 student apartments across its four stories in various floor plans from studio to four bedrooms.  Some living units will have private balconies, and the building will also offer nearly 30,000 square feet of various amenities including rooftop decks, study lounges, a club room and nearly 350 parking spaces that include electric vehicle charging stations.

Landmark’s plans entail the incorporation of various green spaces as well, encompassing 6 acres adjacent to Boulder Creek.  The developer will also enhance parts of Boulder Creek Path, which stretches from the campus into downtown Boulder’s entertainment and dining district.  Various seating areas and other amenities for the green space are planned.

“The Boulder market in general has had a shortage of new housing supply, and the university housing market specifically has been especially supply-constrained,†Wes Rogers, president and CEO of Landmark Properties, said of his company’s work at CU Boulder.  “The location presented the perfect opportunity to bring much-needed student housing to the area while creating a highly unique six-acre public greenspace adjacent to Boulder Creek and the Boulder Creek Path.

“We were drawn to this site because of its proximity to the CU Boulder campus and the convenient access to a variety of built-in neighborhood amenities.â€

Construction is anticipated to be complete in time for the Fall 2027 academic term.

“At Landmark, we pride ourselves in providing a great experience to our customers at each of our properties, and that experience begins at the construction stage,†Rob Amaya, project manager with Landmark Construction, said in a subsequent statement emailed to Âé¶¹¸£ÀûÍø.  “That is especially true of our Boulder project, where our team and the City have worked tirelessly to coordinate construction activities on site.â€

“It’s not every day that we have the opportunity to include such an incredible amount of green space for resident and public use,†added Rogers.  “And, to do so while also providing new housing options for CU Boulder students makes this deal a true win-win for students and the community at large.â€

Landmark specializes in construction, development and operation of high-end residential communities.  The company is based in Athens, Georgia, with another office in Atlanta.  Their portfolio entails over 70,000 beds at 115 residential communities.

DENVER—The University of Colorado Denver recently celebrated its official “topping out†for its new City Heights Residence Hall and Learning Commons.

The 182,000-square-foot residence hall will add approximately 555 beds and is the first on-campus student housing complex for the university.

The $62.4 million project comprises a seven-story residence hall comprised of two wings connected vertically by internal communal scaled to encourage student interaction between floors.

Stantec is providing architecture, landscape architecture, interior design, lighting, and sustainability services on the project. JE Dunn is the general contractor

The residential tower offers students mountain or downtown views, and the L-shaped configuration of the building’s upper floors flank a sunny courtyard space that will provide a new campus gathering place and connection between the CU Denver campus neighborhood and the Tivoli Student Union.

The lower floors include a central campus dining hall on the ground floor, and a 30,000-square-foot student services center called the Learning Commons, designed to enhance faculty development and support students outside the classroom.

The Learning Commons will centralize student academic support and tutoring services into a collaborative facility that will serve residents and non-residents with the aim of making academic support approachable and convenient. The Learning Commons will also feature faculty development programs and expanded space supporting online education—a rapidly evolving and critical component of the academic landscape, even prior to the COVID pandemic.

As another prominent addition to the CU Denver neighborhood on the Auraria Campus, the project will complement the university’s refined masonry palate while showcasing public spaces with expanses of glass, including a new retail space.

The City Heights Residence Hall is pursuing a LEED Gold rating and will include a green roof on the Learning Commons, as well as five beehives to support the campus’ pollinator habitat.

“The City Heights Residence Hall is an exciting project that brings together on-campus student life and academic success by merging housing with student academic support services,†said Stantec Principal Dominic Weilminster, in a statement.

“Once complete, the facility will dramatically shift the campus culture, celebrating the diverse student body that makes CU Denver so special.â€

Set to open August 2021 for residents, the building is in alignment with the potential ongoing impacts of COVID-19. Operational and physical design adaptations could include modified dining operations to allow for longer meal periods and reduced density at mealtimes, modified cleaning procedures, and touchless faucets for handwashing throughout.

BOULDER, Colo. — The Center for Academic Success and Engagement (CASE), which opened in the heart of the University of Colorado Boulder’s main campus last summer, has been awarded LEED Gold status by the U.S. Green Building Council.

The 114,000-square-foot CASE building serves as a new gateway to the campus that supports the academic and student experience from the time prospective students first visit campus through their time at CU Boulder, to graduation and beyond. The latest recognition brings the total number of CU Boulder buildings with LEED certification to 27, either for new construction or major renovations.

“Earning LEED certification for such a prominent building on our campus is exciting as it helps place our commitment to sustainable and efficient building practices front and center in the CU Boulder landscape,†said David Kang, vice chancellor for infrastructure and sustainability.

Noresco provided sustainability consulting services to CU Boulder to ensure that sustainability goals of the CASE project were achieved. Oz Architecture and Bora Architects led design of the building, while GH Phipps Construction Cos., served as general contractor.

Sustainability was woven into systems throughout the CASE building. One of the most prominent features is the electrochromic glass installed at the top-level terraces. The glazing on these south-facing windows self-dims as sun exposure increases, minimizing heat gain and glare while highlighting the breathtaking views of the Flatirons mountains beyond. Also significant was construction of the building atop an existing parking garage, avoiding consumption of green space and actually introducing new sources of vegetation to the site on the north-facing slope.

Other sustainability highlights that bolstered the CASE building’s LEED score include:

• LED lighting throughout that contributes to 32 percent energy savings versus a baseline office and classroom building

• Low-flow plumbing features to conserve water, contributing to a 40 percent reduction in indoor water use versus a baseline office and classroom building

• 67 percent of construction waste diverted from landfills

• HVAC and envelope designed to provide a comfortable thermal environment to promote occupant productivity and well-being
